Tip 1. Inspect your home by yourself multiple times and fix and repair any issues such as leaks or pest damage such as termites or ants. Many termite and other pest control service companies will inspect your home and not even take pictures or personally show you where they “saw” the termites or pests. The pest control company will want you to take their word so they can take your money. So, inspect your home for pests and home repair issues, then once those have been resolved, forget about it.
Tip 2. Do not worry about putting in new counter tops or new appliances other than leaving behind your oven, stove, and microwave. Every house will come with counters, and whether the counter is made of gold or made of wood, the counter is still a counter. Do not waste your money on useless upgrades that won’t increase the overall value of your home or property.

Remember, you can sell your home to anyone you want, if the potential seller wants you to pay for anything, then the heck with them, they could purchase some other home then.

Tip 10. Also if your home sits inside or near a flood plane, you may want to make sure the home is properly defended against any flash flooding that may occur during the wetter parts of the year.
